The process

Five steps to owning
your neighborhood

From your first ZIP code check to your first listing call — here's exactly what happens and when.

First

Claim Your
Exclusive Territory

Check your ZIP code availability online. If it's open, you lock it in with a single 60-minute setup call. Your territory is exclusively yours from that moment — no competing agents, ever.

  • One agent per ZIP code — strictly enforced
  • Add adjacent ZIPs as your farm grows
  • Setup call covers design preferences, target audience, and goals
  • No setup fee required to get started
Then

We Design Your
Publication

Our editorial team writes two custom articles in your name, curates local market data for your neighborhood, and designs your full tabloid publication. You provide a few optional materials — we handle the rest.

  • Two articles written by our team, bylined to you
  • Hyperlocal market stats, recent sales, neighborhood news
  • Your listings, headshot, and brokerage branding featured
  • Dedicated designer assigned to your account
Quick

Approve Your
Proof Online

You receive your proof by email and review it in an online portal. Request any changes, approve, and pay your invoice — or use auto-pay and never think about it again. Most agents approve within 24 hours.

  • Online proof review — no software needed
  • Unlimited revision requests before approval
  • Auto-pay available for hands-off billing
  • Advertisers invoiced separately — RESPA-compliant
Then

We Print, Sort,
and Mail It

Once approved, we handle everything. Premium full-color tabloid printing, carrier-route sorting, addressing, and delivery to the post office — your publication lands in every mailbox on your target date.

  • 20″ × 16″ full-color tabloid, thick bright newsprint
  • Carrier-route saturation mailing — every door in your farm
  • Postage included in your per-home price
  • 50–200 free office copies per issue
  • Digital flip-book edition delivered same day

Consistency is key

How often should
you mail?

Most successful agents mail 10 times per year — typically monthly, with short breaks in July and December. We recommend no more than 60 days between mailings. The agents with the best results are the ones who show up consistently — month after month, year after year.

Why consistency beats volume
A smaller farm mailed every month outperforms a large farm mailed quarterly. Homeowners need to see your name 7–10 times before they think of you first. Monthly mailings reach that threshold in under a year.

FAQ

Common questions
about the process

Still wondering how something works? We've answered the most common questions below.

How long does it take to get my first publication mailed?
Most agents receive their first issue within 3–4 weeks of signing up. The setup call and design process typically take 1–2 weeks, followed by print and mail production of about 1 week.
How much time do I need to spend each month?
Typically 15–30 minutes per issue. You review a proof online, approve it, and that's it. We write the content, design the layout, and handle all printing and mailing. Many agents set up auto-pay and spend even less time.
What materials do I need to provide?
Optionally: a professional headshot, your brokerage logo, current listings or recent sales, and any neighborhood news you want to include. None of these are required — we can create a complete, professional publication with zero input if needed.
How often should I mail my publication?
Most agents mail 10 times per year — typically monthly with breaks in July and December. We recommend no more than 60 days between mailings to maintain brand recognition. Quarterly mailings are generally too infrequent to build the trust that drives listing calls.
Can I change my mailing area after I start?
Yes. You can add adjacent ZIP codes or carrier routes as you grow. Reducing your territory is also possible with advance notice to your account rep.
What is the advertiser program and how does it work?
Local businesses — mortgage brokers, home inspectors, contractors, restaurants — pay to advertise in your publication. Our ad program is RESPA-compliant. Most agents work with 1–3 advertisers per issue, which can offset 50–100% of their printing and mailing cost. Your account rep can help you identify and approach local advertisers.
